DESCRIPTION of a 0.2181 of an acre tract of land situated in the Nathaniel Lynch
Survey, Abstract 44, Harris County, Texas and being out of Outlot 17 of Wooster Outlots
as recorded in Volume 65 at Pages 274 and 275 of the Deed Records of Harris County,
Texas. Said tract is out of and a part of that certain tract of land conveyed by Mrs. Jessie
Wooster to Edwin R. Brown, et al, by Deed dated July 1, 1945 and recorded in Volume
1401 at Page 37 of the Deed Records of Hams County, Texas (hereinafter referred to as
the Brown Tract). Said 0.2181 of an acre is more particularly described by the following
metes and bounds, to -wit:
NOTE: BEARINGS ARE BASED ON DEED BEARINGS OF THE WEST LINE OF
THAT CERTAIN TRACT OF LAND CONVEYED BY MRS. JESSIE WOOSTER TO
EDDIE COX, ET UX, BY DEED DATED FEBRUARY 29, 1941 AND RECORDED IN
VOLUME 1336 AT PAGE 390 OF THE DEED RECORDS OF HARRIS COUNTY,
TEXAS (HEREINAFTER REFERRED TO AS THE COX TRACT) AND THE WEST
LINE OF SAID BROWN TRACT.
COMMENCING at a point at the intersection of the North right -of -way line of Cabaniss
Street (60 feet wide right -of -way) and the East right -of -way line of Steinman Street (40
feet wide right -of -way) at the Southwest corner of said Cox Tract.
THENCE: NORTH along the West line of said Cox Tract and the East line of said
Steinman Street for a distance of 144.73 feet to a point for the Northwest corner of said
Cox Tract and the Southwest corner of said Brown Tract. Said point being the Southwest
corner and POINT OF BEGINNING of this tract.
THENCE: Continue NORTH along the West line of this tract, the West line of said
Brown Tract and the East line of said Steinman Street and at 38.29 feet a point for the
Southwest comer of that certain 0.55 of an acre tract of land conveyed by Edwin Rice
Brown, Trustee, to Harris County Fresh Water Supply District No. 8 by Deed dated
March 4, 1958 and recorded in Volume 3483 at Page 201 of the Deed Records of Harris
County, Texas; in all, a total distance of 46.69 feet to a point for the Northwest corner of
this tract.
THENCE: North 89 °58'22" East along the North line of this tract, over and across said
Brown Tract and over and across said 0.55 of an acre, for a distance of 212.55 feet to a
point in the West right -of -way line of Bayway Drive (100 feet wide right -of -way), the
East line of said original Brown Tract and the East line of said 0.55 of an acre for the
Northeast corner of this tract.

THENCE: South 21 °13'31" West along the East line of this tract, the East line of said
0.55 of an acre, the East line of said original Brown Tract and the West right -of -way line
of said Bayway Drive and at 9.02 feet pass a point for the Southeast corner of said 0.55 of
an acre; in all, a total distance of 50.11 feet to a point for the Southeast corner of this
tract, the Southeast corner of said Brown Tract and the Northeast corner of said Cox
Tract.
THENCE: South 89 05822" West along the South line of this tract, the South line of said
Brown Tract and the North line of said Cox Tract for a distance of 194.42 feet to the
PLACE OF BEGINNING and containing within these boundaries 0.2181 of an acre or
9501.73 square feet of land.
