ORDINANCE NO. 8485
® AN ORDINANCE ACCEPTING THE DEDICATION OF PROPERTY BY
JOHN P. BENDER; DIRECTING THE CITY CLERK TO FILE SAID
DEDICATION WITH THE COUNTY CLERK OF HARRIS COUNTY, TEXAS;
AND PROVIDING FOR THE EFFECTIVE DATE THEREOF..
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF BAYTOWN, TEXAS:
Section 1: That the City Council of the City of Baytown, Texas, formally accepts the
dedication of certain property from John P. Bender, the owner of the property as described in Exhibit
"A," and made a part hereof for all intents and purposes.
Section 2: The City Clerk is hereby directed to file the dedication deed with the County
Clerk of Harris County, Texas.
Section 3: This ordinance shall take effect immediately from and after its passage by the
City Council of the City of Baytown.
INTRODUCED, READ and PASSED by the affirmative vote of the City Council of the City
of Baytown this the 14" day of January, 1999.

Reservations from and Exceptions to Conveyance:
Easements, rights -of -way, and prescriptive rights, whether of record or not; all presently
recorded instruments, other than liens and conveyances, that affect the property; taxes for
1998, the payment of which Grantee assumes; any other restrictions, reservations or
exceptions to title, of record; and subsequent assessments for that and prior year due to
change in land usage, ownership, or both, the payment of which Grantee assumes.
MINERAL RESERVATION — For Grantor and Grantor's successors, a reservation of all of
the oil, gas, and other minerals that are in and under the property and that may be produced
from it. If this interest is subject to an existing lease for oil and gas or oil, gas, and other

® minerals, Grantor is entitled to receive the royalties and other benefits that are associated
with the interest and payable under the lease.
TRANSFEROR, JOHN P. BENDER, INDIVIDUALLY AND AS TRUSTEE, owner of the
above - described properties, by these presents does hereby DONATE AND QUITCLAIM to the
TRANSFEREE, CITY OF BAYTOWN, TEXAS, a municipal corporation located in Harris and
Chambers Counties, Texas, all of TRANSFEROR'S right, title, and interest in and to the above -
described properties.
TO HAVE AND TO HOLD all of TRANSFEROR'S right, title and interest in and to these
premises, together with all and singular the rights, privileges, and appurtenances to the premises in
any manner belonging to the TRANSFEREE, its successors and assigns forever, so that neither
TRANSFEROR nor TRANSFEROR'S successors and assigns shall have, claim, or demand any right
or title to the property described above, premises, or appurtenances, or any part of that property.
TRANSFEROR, JOHN P. BENDER, TRUSTEE, has previously transferred all right title and
interest in the subject property to JOHN P. BENDER, individually, by Distribution Deed dated
December 1, 1997. TRANSFEROR, JOHN P. BENDER, is joining in this conveyance with JOHN
P. BENDER, INDIVIDUALLY, to evidence the intent to transfer to TRANSFEREE all of
TRANSFEROR'S right title and interest in the subject property whether in the.name of JOHN P.
BENDER, INDIVIDUALLY, or JOHN P. BENDER, TRUSTEE.
